Yesterday (2 Jan. 2024) Royal Gazette website Has released ministerial regulations regarding Fee determination Registration of rights and legal acts For transferring and mortgaging condominium sales To support and relieve the burden on people who want to have their own homes. The conditions are as detailed as follows:
“By virtue of Section 5, paragraph one, and Section 61 of the Condominium Act, B.E. 2522, the Minister of Interior issues the Ministerial Regulations as follows:
Set fees for registration of rights and legal acts regarding the purchase and sale of condominium units in condominiums. that is registered as a condominium juristic person according to the law on condominiums which has a buying and selling price and a capital appraisal price Not more than three million baht and the mortgage amount does not exceed three million baht and the buyer of the condominium is a natural person who have Thai nationality, only for registrations made within the effective date of this Ministerial Regulation until December 31, 2024, as follows:
(1) Condominium ownership transfer registration fee 1 percent.
(2) Registration fee for mortgage of condominium unit due to Registration of transfer of ownership of a condominium unit under (1) at the same time 0.01 percent
note : The reason for promulgating this ministerial regulation is that the government has a policy to encourage people to own their own homes and strengthen the real estate business. It is appropriate to specify a fee for registering rights and legal acts regarding the sale of condominium units as a special case. Therefore, it is necessary to issue this ministerial regulation.
