Haldensleben. – Anyone who drives over the canal bridge on Althaldensleber Straße in the direction of Olln can see them: two new houses that are in a prominent but quiet location on the Mittelland Canal. One of them is already completely finished, the other is still under construction. The builder of the two apartment buildings is Ruzhdi Cacolli. Together with his partner Ines Hötzel, he was actually looking for a plot of land on which he could build a private home.

When he found the area on Neuhaldensleber Straße in the immediate vicinity of the Mittelland Canal, the independent building contractor, who has his own company for laying reinforcing steel, quickly realized that it was suitable for more. And so the new building project began, which is the first of its kind for Ruzhdi Cacolli and his partner. “Construction started in May 2022,” says Ines Hötzel. The first house was completed after just over a year and the first tenants were able to move in in June of this year. All eight apartments are now rented.
Now Ruzhdi Cacolli, who originally comes from Kosovo but has lived and worked in Haldensleben for 25 years, checks everything is going every day on the construction site for the second building. If everything goes smoothly, the house should be ready for occupancy by the end of June 2024. Eight more apartments will also be built there.

Modern and energy efficient
In total there are 16 new apartments that the couple is building for Haldensleben. “The houses are built according to modern standards,” explains Ruzhdi Cacolli. The 16 two- and three-room apartments, the size of which varies between 54 and 78 square meters, all have underfloor heating, large balconies, contemporary bathrooms and also small quality features such as integrated fly screens on every window. The equipment also includes heat water pumps, the houses are also built to be energy efficient and will also be equipped with photovoltaic systems. Each apartment has a parking space directly in front of the house.
Tenants already live in the new residential building on Neuhaldensleber Straße. Eight apartments will also be built in the adjacent building.

The ground floor has just been bricked for the new building that is currently being built. The ceiling will be put on there next week, followed by the first floor, upper floor and finally the roof. According to the client, the shell should be completed by the end of the year if possible, so that the trades can take care of the interior work at the beginning of 2024.
The houses therefore have a total of three levels. According to his own statement, the client could not have built them any higher, otherwise they would not have fit in with the character of the surrounding single-family houses, most of which have stood in the neighborhood since GDR times.

Rents kept “locally customary”.
Ruzhdi Cacolli does not want to reveal how much money he invested in the construction. He also doesn’t give any figures regarding the rental price. “Our rental price is absolutely normal for a small town like Haldensleben,” says Ines Hötzel. The couple would like to conclude rental agreements for the second of the two residential buildings from the beginning of next year.
