New 100-room hotel planned in Würzburg: day pass

In the Dürrbachau district of Würzburg, Schoofs Immobilien GmbH from Frankfurt wants to build a new grocery store and a hotel. The total investment for the major project is around 15 million euros, and construction is scheduled to start in the second quarter of 2023. The operator search is running.

Where the halls and equipment of the company Containerdienst J. & M. Weiß can still be seen today, a new, modern building ensemble is to be built. Schoofs Immobilien GmbH Frankfurt has taken over the site on Unterdürrbacher Strasse, including an existing residential building.

The planned new building will have four floors. A food discounter with a sales area of around 950 square meters is to move into the ground floor. The three upper floors are intended for a hotel with around 100 rooms. Around 120 parking spaces, some of which are on a parking deck, are available for supermarket customers and hotel guests.

Operator search in progress

In order to find a tenant for the grocery store and an operator for the hotel, the team led by Managing Director Mohamed Younis has already started exploratory talks with potential buyers. “We have various possible partners in mind, with some of whom we have been working together for many years,” says Younis.

Striking architecture

Because of the prominent location between the Veitshöchheimer Strasse commercial area and the residential areas of the Unter- and Oberdürrbach districts, Schoofs pays particular attention to the architecture of the new building. “We hired the Rathke architectural office from Wuppertal. Markus Rathke has already designed numerous architecturally groundbreaking properties for us, which have become landmarks in many locations,” explains Mohamed Younis. “A first draft has already been recognized by the city of Würzburg.”

For sustainable management, a photovoltaic system is to be installed on the roof and there are plans to green both the roof and the facade.
