NAS Invest has acquired the office property at Strahlenbergerstraße 45 in Offenbach’s Kaiserlei district from Oddo BHF. The bank was most recently the sole tenant of the building with a total rental area of around 20,800 m². In the course of the revitalization by 2023, the property is to receive the BREEAM certification “very good”. Overall, NAS Invest plans to upgrade the asset with investments of around 20 million euros.
The transaction fits perfectly with the acquisition profile of NAS Invest: In addition to the location in the up-and-coming Kaiserlei sub-market, the significant potential for increasing the value of the property speaks for itself. NAS Invest plans to further upgrade the property with very good building fabric and modern equipment such as cooling ceilings, external sun protection and fiber optic connection through the BREEAM certification. The areas, which can be flexibly divided from around 1,150 m², allow for positioning as both single and multi-tenant buildings.
The office property, built in 1995, has six upper floors and a two-storey underground car park with 196 parking spaces. The total rental area is spread over around 18,000 m² of office space and around 2,800 m² of storage space. Due to its location at the Kaiserlei, the most important office location in Offenbach, the property is very well connected to the entire Rhine-Main region. There is an optimal connection to local and long-distance traffic via the directly accessible A661 and A3 motorways and the adjacent S-Bahn station “Offenbach Kaiserlei”. Frankfurt International Airport and the city center of the Main metropolis can also be reached in around ten minutes.
