Berlin (dpa) – Child care, home office and local recreation areas in the countryside have become more important for many people in times of the pandemic. “In the Corona crisis, the priorities of many people shifted,” explained Hanno Kempermann from IW Consult, a company of the Institute of German Economy. Potsdam offers particularly good prerequisites in the three points.
The Brandenburg state capital is the only one of the 71 large cities with more than 100,000 inhabitants to place itself in the top 15 in terms of the number of children under three years of age, the provision of future-proof internet connections via fiber optics and the proportion of near-natural areas. A place in the top 30 All three indicators reach the cities of Bonn, Dresden, Wolfsburg and Berlin according to the study published on Thursday by IW Consult in cooperation with the Internet portal Immobilienscout24 and the “Wirtschaftswoche”.
The undisputed leader in the current city ranking is for the eighth time in a row, however, Munich in terms of economic power. The Bavarian capital scores among other things with the good location on the job market, quality of life and the economic structure. The five economically strongest metropolises with more than 100,000 inhabitants also include Ingolstadt, Stuttgart, Erlangen and the Main metropolis Frankfurt. At the lower end, Bremerhaven remained in 70th place, the Ruhr area cities Herne in 69th place and Gelsenkirchen in 71st place. Data from the pre-crisis year 2019 were evaluated for this.
In terms of dynamism, Munich pushed the federal capital into second place. For example, Berlin scored points in the real estate market. “Real estate is extremely attractive in the capital, and rental apartments are still cheap compared to Munich, Stuttgart and Frankfurt am Main”, explained Ralf Weitz, Managing Director of Immobilienscout24. Heilbronn, Erlangen and Frankfurt are among the particularly dynamic cities.
In the newly determined sustainability index, Regensburg comes out on top ahead of the Autostadt Ingolstadt and the university town of Heidelberg. The index includes economic, ecological and social sustainability factors. Among other things, the installed solar power per capita and the supply of electric charging stations were taken into account.
For the annual study, IW Consult compared the current situation and rates of change of certain indicators (dynamics) of 71 independent cities. Factors such as economic structure, labor market, real estate and quality of life were analyzed.

However, the researchers predicted the best growth prospects up to 2030 in the Berlin and Munich environs and several university cities. Prognos included the city of Potsdam, the district of Dahme-Spreewald with the new BER airport, the district of Oder-Spree with the future factory of the US electric car manufacturer Tesla and the university cities of Leipzig and Rostock among the top ten. In Bavaria it is the districts from the Munich area Dachau, Ebersberg and Erding as well as the university town of Regensburg. Hessen is there with Darmstadt.
According to the information, circles in which the corona crisis and structural problems overlap have difficulties: old industries, low incomes, aging populations and declining population numbers.
