Monaco still ranks first in the so-called level ranking, which analyzes the current economic power of independent cities with more than 100,000 inhabitants. Like the previous year, Erlangen followed in second place. The Franconian city was the only major city in Germany to make it into the top 5 in terms of quality, dynamics and sustainability.
However, Munich slipped to 30th place in the dynamic ranking. High inflation and rising interest rates dampened the city’s expensive housing market particularly significantly. According to the study, Munich has also slipped into the job market.
The dynamic ranking analyzes the evolution of the economy, the labor market, the quality of life and the real estate market over a five-year period. “Experience shows that cities that perform well in the dynamic ranking also rise in the level ranking with a slight delay,” said Gesa Crockford, CEO of Immoscout24.
In the ranking of the level Ingolstadt is fourth behind Munich, Erlangen and Stuttgart, but in the dynamic ranking it is now at the bottom of 71 independent cities with more than 100,000 inhabitants. Regensburg is 10th in terms of economic power, but only 54th in terms of dynamics.The gap is smaller for Würzburg and Nuremberg, both of which are placed in the upper middle range. Fürth and Augsburg follow a little behind.
The metropolises of Cologne and Berlin further dropped to places 30 and 42 in the IW Consult level ranking. The high level of public sector sick leave in both cities is surprising. Oberhausen, Herne, Duisburg and Gelsenkirchen lead the rear in the level classification. Wolfsburg defended its first position in the sustainability index.
