The most expensive home sold in 2023 was in Lozenets. The transaction price is EUR 2,880,000. It is a property with an expanded built-up area of 428 sq.m.
For comparison, the average price of multi-room apartments in the district in question as of December 2023 is EUR 2,380, according to the data of the largest real estate site in our country imot.bg. By about 100 EUR, the square meter is more expensive in the 4-room apartments. The most affordable and the most widely offered and sought after apartments are the 2-room apartments. The average price for Lozenets at the end of the year is 1800 EUR. The change from December 2022 is minimal, indicating that during the year the market peaked and calmed down.
The second and third most expensive residential deals in Sofia are with apartments located in the center of the capital. One is located in the north central part. Its size is 268 sq.m., and the price is EUR 1 million, or EUR 3730/sq.m. The other is located in the eastern part. The purchase price was EUR 960,000 for an apartment with an area of 248 sq.m. The price per square meter is 3868 EUR.
The average price per square meter of residential space in the center of Sofia has not changed significantly over the past 12 months. The worst fluctuation is for 4-room properties, which at the end of the current year were traded on average for 2,200 EUR/sq.m. The most widely traded properties – 2- and 3-bedrooms – remain unchanged in price. The average square meter is traded for 1,840 EUR/sq.m and 1,930 EUR/sq.m, respectively. The multi-room apartments remain the most expensive, with an average price of 2,240 EUR/sq.m.
