Most Demanded Places in Cairo for Obtaining a Housing Unit: Prices, Trends, and Analysis

Real estate prices have recently increased significantly in most cities, reaching more than 30% on average.

Many citizens want to own a residential unit away from compounds and large real estate projects, as well as projects of the Ministry of Housing, which come with specific dates and conditions.

In this report, we monitor the most demanded places in Cairo for obtaining a housing unit, as well as the prices for each area, after rising by nearly 30% during the recent period, according to experts and marketing companies.

New Cairo:

Apartment prices in the Fifth Settlement in New Cairo averaged 15,600 pounds per square meter, compared to 11,500 pounds during the same period last year, bringing the increase in the average price per square meter to about 4100 pounds, an increase of about 40%.

The volume of demand for buying apartments in the Fifth Settlement increased by 55%, which is a noticeable increase compared to some other new cities.

The price of a residential square meter in the Third Settlement and the division of Andalusia reached 8 thousand pounds to 9 thousand and 400 pounds, and these areas consist of the cheapest in New Cairo, while the average price in New Cairo, which recorded 15 thousand, is in areas such as South Academy, Diplomats District, and Rehab.

sheikh Zayed:

The prices of apartments in Sheikh Zayed averaged 14,100 pounds per square meter, with an increase in the average price per square meter of about 3,700 pounds over last year, or 16.05%. The volume of demand for buying apartments in Sheikh Zayed in May reached 66%.

Administrative capital:

The level of demand for apartments in the New Administrative Capital reached 11%, and prices increased by 18.55% during the last 12 months, as the price per square meter reached EGP 14,300.

The price per square meter in projects located near the Green River reached 10,500 pounds, and prices ranged between 13,000 and 16,000 pounds in the seventh and eighth residential quarters, while the most expensive price was in the fourth and third residential neighborhoods and the investors’ area, where the price per square meter ranged from 20,000 to 23.5 thousand.

Sunrise City:

The prices of apartments in El-Shorouk City increased significantly, and the price per square meter recorded 13,200 pounds, compared to 9,250 pounds during the same period last year.

The cheapest price per square meter in Al-Shorouk City was 6,000 to 7,000 in areas such as youth housing, the fourth district, and Al-Jawhara neighborhood.
