Along with this region, Charlotte and Sarasota, Florida are among the metropolitan areas that appear on the most change of address cards this year, reveals a study by real estate firm Zillow and Allied Van Lines.

North Texas has grown by tens of thousands of new residents during the coronavirus pandemic, thanks to companies allowing their employees to telecommute and many people leaving denser urban areas.

In addition, thousands of new jobs have been created in the area, which has attracted more people.

Most of the migrants who settle in Dallas-Fort Worth come from Los Angeles, Chicago and Phoenix, according to the study authors.

“In 2021, the trend that started in 2020 of people moving to more affordable residential areas intensified,” says Jeff Tucker, an economist at Zillow, in the study.

“The combination of a rapid increase in home values ​​and a greater availability of jobs that allow telecommuting has motivated people to look to other parts of the country where they can earn more money when buying a home.”

New residents arriving in North Texas have settled in homes that are worth an average of $ 94,296 less than the residential areas they left from, Zillow concluded.

“Some of the hottest destinations in 2020, like Pheonix and Austin, have become so expensive so fast that they are losing their appeal as affordable options,” Tucker said.

Florida and Texas were the top moving destination states for Allied Van Lines this year, followed by California in third place.

“Texas is projected to grow in population by more than five million by 2030 as more companies like Tesla, Oracle and Charles Schwab have been bringing their operations to the Lone Star state,” say the Zillow researchers.

Chicago was the metropolitan area that had the highest net outflow of people this year.

Most of those people moved to cities in the South and West like Phoenix, Dallas-Fort Worth, and Los Angeles.
