Mixed mortgages the best option?

Good morning,

From my point of view the best option right now is a composite mortgage. I was wondering if this is the case or if there is something I am not paying attention to.

Currently there are organizations that offer a TIN at 1.75% in the first 5 years without the need for a discount, at the end of this period they need a higher guarantee (life insurance, home insurance, cards, money, etc. …) for the variable section. The mortgage has no cancellation or amortization charges.

Isn’t the best option to take this option and if something appears over the 5 years, better to change it? I don’t see any disadvantages.

The only thing would be to lose an opportunity for another better mortgage that, if rates rise, again, for example a fixed mortgage at 2%. But at the moment I don’t see any fixed mortgage that comes close to those values.
