Rent freeze
This year – up to and including 30 June 2022 – residents of social housing will not pay a rent increase, including no income-related rent increases. According to the government, this saves a tenant about six euros per month. Housing associations and other large landlords receive a subsidy from the government for this. The rent of a private sector home may be increased, but for the first time there is a maximum of 2.4 percent.
Registration obligation for landlord platforms
Host platforms such as Airbnb and Booking.com are not allowed to place advertisements in a number of municipalities if they do not have a registration number. The municipalities of Amsterdam, Bergen and Zaanstad want to gain a better view of the residents who rent to tourists and the specific addresses where that happens. This rule is an extension of the Tourist Rental Act.
Off-peak rate for old energy meters expires
Anyone who does not have a smart meter – a meter that can automatically switch between day and night rates – but an older energy meter, will now pay the same rate for electricity day and night and therefore no longer a lower night rate. The variable energy tariffs of Dutch households will also increase by 25 percent compared to last year, which should amount to about 160 euros on an annual basis.
Valuing a house becomes more expensive
As a result of new European rules, the valuation of a house will become more expensive, possibly by a few hundred euros. In addition, the valuation report must be expanded. A cheaper and standard online valuation is often no longer allowed from July when taking out a new mortgage. The valuation report must accurately describe which sustainable investments are required for the home.
