The DSP Apartments, created by Studio Cáceres Lazo, is a sustainable housing development located in the rapidly transforming city of Santiago, Chile. Over the past 20 years, the city has experienced a significant increase in real estate development and construction, particularly in downtown neighborhoods that were previously neglected. While this has led to positive outcomes, such as the revaluation of public space and urban life, it has also resulted in an increase in real estate prices and predatory urban practices that threaten to erase the character of these neighborhoods.
The DSP Apartments aim to provide a sustainable path for housing development in this context. The building is an exercise in micro-scale density, as it is fitted into a plot of land previously occupied by a single residence. Within a prefabricated concrete framework, three different types of apartments are housed, including a ground floor duplex, a second floor studio and a top floor penthouse with access to the entire rooftop.
A unique feature of the building is its use of a shelf-like structure that extends across the property, built with prefabricated walls and a double-tee slab system traditionally used for multi-level parking. This allows for the multiplicity of typologies within the building, making the interior of each floor effectively independent from the one below. Additionally, an expanded aluminum veil covers the front and rear facades, providing both shade and privacy from the street.
The building’s center is anchored by an ethereal steel sheet staircase, painted in chalk white, that provides access to each floor. Thanks to the use of the prefabrication system, the entire concrete structure can be erected in less than five weeks.
The DSP Apartments were developed under the program of Ochoalcubo, which has invested in cutting-edge architecture developments in the second home market for over a decade. The program includes houses designed by renowned local and international architects, some of them Pritzker Prize winners. DSP is Ochoalcubo’s first foray into multifamily residential developments and construction within an urban context.
