Master Plan for Development of Oradean Airport Area Approved by Bihor County Council

The members of the Bihor County Council approved at the last meeting, held on Wednesday, by unanimous vote, the master plan for the development of the Oradean Airport area, a document that will form the basis of a Zonal Urban Plan that regulates what can and cannot be built in the vicinity of the airport .

Spread over 67 pages and with 22 annexed plans, the document was drawn up by the architecture firm Archistuff Studio from Oradea and was approved in advance by the chief architect of the county, Ioana Filip, whose role is to develop regulatory proposals that would become norms after the PUZ is approved by the Oradea Local Council, on whose territory the airport is located.

Among other things, the master plan includes the future tram line in continuation of the existing one from Calea Aradului to the airport, parallel to DN 79, the organization of the street networks, the functional zoning of the lands, the urban-architectural organization and other regulations of the permission-restriction type.

The document proposes permitted uses for the so-called movement, technical and public areas of the airport, prohibits vertical systematization at heights greater than 4 meters in the movement area and 25 meters respectively in the other two, and also provides that “the appearance the exterior of the buildings will be modernist in order to have a unitary appearance with that of the passenger terminal”.

In the area of ​​the airport, CJ Bihor has a land reserve of 41.96 hectares, maintained as such in view of possible new developments of its infrastructure in the future (for example through the construction of aircraft hangars), and another of 4.93 hectares which will be “tertiary development area (no – services) and commercial in large units”. On another 17.43 hectares, an “industrial services and activities area of ​​an industrial nature (non-polluting industry)” is planned, and for another area, of 129.53 hectares in private ownership, a “reduced height residential area”.

Based on the master plan, the first PUZ of the airport area is to be developed, which will enter into force after being approved by the Oradea City Council, which could happen in a few months.
