The ‘Smart Regulation Forum’ has submitted a study showing the bass consequences of the scarce construction of new plays in the capital of Malaga. Its representative, economic analyst Diego Sánchez de la Cruz, has warned that this lack of buildings is due to the slow bureaucratic process that proceeds for the authorization of a draft town. Each work takes, on average, one year to obtain the license from the Urban Planning Area of the consistory.
This “urban plug”, as Sánchez de la Cruz has called it, together with the constant increase in population in Malaga, which ranks as the third Spanish province in attracting new population In the last decade, it has caused house prices to rise by 40% between 2013 and 2019. Thus, the square meter cost 1.599 euros 8 years ago, while in the pre-pandemic period it was worth 2.269 euros.
The drop in the number of new homes has been a 90% in the city. In the 90s, 13,391 were erected and in the last (which includes between 2010 and 2020) 3,115 new ones were counted.
The protected housing It has also been resented due to this problem. Between 2000 and 2008, they were built, on average, in the city out of a thousand VPO. The Smart Regulation Forum points out that in 2019 there were hardly any 7 new promotions.
The main solution that the report raises to unlock the bureaucratic stop is to bet on the electronic processing of building permits. In this way, they point out, architects they would not need to attend the city Hall and they could obtain the pertinent authorizations for their projects through internet.
