Lyon: Alliade Habitat wants to increase its production

At the head of a portfolio of 55,000 social housing units in the territory of the Auvergne Rhône-Alpes region, Alliade Habitat aims to move up a gear in terms of production. “To meet demand, we want to achieve an annual production of more than 2,000 housing units at least for the next 2 to 3 years,” says Elodie Aucourt, general manager of Alliade Habitat. Last year, this milestone was just crossed, while in 2020, barely a thousand housing units were created.

If the majority of future programs will be divided into rental and home ownership housing, the first social landlord in Auvergne Rhône-Alpes also wants to market more targeted products, in particular to support the economic development of the territory. “We forge partnerships with professional branches, chambers of commerce and large companies in order to meet their needs with a specific offer,” explains Elodie Aucourt.

Last year, the lessor notably delivered a co-living residence in a district to the east of the Lyon metropolis, reserving around ten housing units for young people under 30 on work-study programs and young workers. An offer that is often lacking for this public near the major centers of economic development.

Raising

Beyond supporting economic development, the lessor will continue its efforts on ecological transition. Over the past 4 years, Alliade Habitat has devoted more than 286 million euros to the thermal performance of its stock by renovating 7,223 homes.

This course will be maintained, and will be coupled with another action relating to fundamental sobriety. “We are using more and more land residues, which are numerous in certain residences, to densify”, indicates the DG of the lessor.

Raising

A good thousand housing units have been created in recent years with this solution, to which is now added the elevation, another parade to fight against the shortage of new land. “Across all of our assets, we estimate the potential for the creation of new raised housing in the order of a few thousand”, specifies Elodie Aucourt.

In view of its cost estimated between 2,800 and 3,000 euros per square meter, the elevation will be a practice mainly implemented in the most tense areas, first and foremost in the metropolis of Lyon.
