After the upheavals linked to the health crisis, are we witnessing a turnaround in the rental market at the national level? This is the question posed by LocService.fr, which specializes in rental and colocation between individuals, in its latest observatory of rental supply and demand in the private sector in 2022 *.

The end of soaring rents?

To rent a property in 2022 on national territory, it was necessary to spend an average of €699 per month including charges. The rentals carried out showed an average surface area of ​​43.2 m², i.e. a rent of €16.2 per m2down 2.2%.

These figures hide strong disparities: the Île-de-France region is 80% more expensive in terms of rent per m2 (€24.85; -5.7% compared to 2021) compared to the provinces (€13.63; +0.6%), and Paris is 2.7 times more expensive (€36.48; -0 .3%).

“The disruptions that we had observed over the past two years on the French rental market, following the health crisis, seem to be calming down, underlines Richard Horbette, founder of LocService.fr. Rental demand is refocusing on the most dynamic metropolises, led by Paris, with an exception concerning the rest of Île-de-France. The latter is seeing its attractiveness continue to decline, which is driving down rents. Rents are also falling on average at the national level following the sharp increases after the crisis, which is similar to a market correction dictated by the purchasing power of tenants who could not keep up with this surge. »

A respite for almost all possessions

On average, rooms rent for €441 per month (+ 1.4% compared to 2021) for a surface area of ​​14 m2 and studios/T1 €549 per month (-2.7%) for 23 m2.

For T2, the observed area is 42 m2 and the average rent of €725 per month (-0.9%). A 63 m T32 can be rented for €871 per month (+2.3%) and the 4 rooms can be rented for €1,000 per month (+0.5%).

The houses, which are most often found in less tense areas, rent on average €971 per month (+ 5.4%).

“Unlike last year when there were clear increases everywhere, today we see that all types of goods, with the exception of houses, are experiencing a virtual stabilization or even a drop in their prices,” notes LocService.fr.

As an alternative to conventional rental, shared accommodation remains a particularly economical means of accommodation: it takes an average of €471 per month for a shared room, with no change compared to last year.

Lyon, Rennes, Angers… strong rental tension

Paris, Lyon and Montpellier are at the top of the top 10 cities most sought after by tenants in 2022 on LocService.fr. They are followed by Lille, Bordeaux, Toulouse, Nantes, Marseille and Strasbourg.

Regarding rental tension, Lyon is at the top of the podium of the top 10 where it is the strongest, with 8.7 requests for an offer. Despite this, LocService.fr observes in this metropolis a very slight drop in rental prices in 2022 (-0.11%) certainly due to the rent control measure in force since November 2021 in Lyon.

In this top 10, come the cities of Rennes (6.3 requests for an offer) and Angers (5.54 requests). Strasbourg with 3 requests for an offer and Metz with 2.8 requests for an offer occupy the last two places in the ranking.

Studios and T1, popular in 2022

One-room apartments (studios and one-bedroom apartments) remain the most rented properties with around a third of rentals in 2022. They are followed by one-bedroom apartments which represent 26% of the market. Large apartments (2 bedrooms or more) represent 21% of rentals on LocService.fr, and 6% for houses.

Appreciated by students and young workers, furnished accommodation (excluding furnished tourist accommodation) represents 50% of rentals on the site.
