Kraimorie will not turn into Sunny Beach – 2024-07-30 08:35:54

The municipal council in Burgas adopted a report, with which construction in the coastal area in Kraimorie district is limited to low-rise buildings and with a smaller built-up area. This happened with 31 votes in favor, 11 abstentions and 5 against.

The aim of the report is to reduce the parameters for the height and storeys of the planned development in the territory located in the northern part of the planned extension of Kraimorie district and to introduce a limit for the maximum permissible built-up area of ​​residential buildings.

In order to achieve a more balanced silhouette of the neighborhood in the part located in close proximity to the Black Sea coast, it is necessary that the height of the buildings be logically and gradually lowered towards the coastal part of Kraimorie district.

According to the administration, this will have a favorable impact on the microclimate of the environment, will predispose to harmonious construction, ensure greater distances between buildings and increase the comfort of living.

There is significant investment interest for the Kraimorie quarter, which necessitates the need to update and refine the development plans for the northern part of the territory in the planned expansion.

“Kraimorie is one of the few places in Burgas where there is still air and there are not so many tall buildings. The decision is not easy and must be one that looks forward”said Ivan Ivanov from PP SEC.

Georgi Manev expressed his disagreement with the report because, according to him, the decision will limit the opportunities for investment in the neighborhood.

“What rebuild!? The market determines every free initiative. Give investors a chance. Everyone counts their profits, not losses and credits” he said.

Other councilors asked that the report be postponed and discussed by architects and specialists.

“There is nothing exotic about this report. She is even late. The limitation of the indicators of the territories that border the sea coast and must be protected. This is by no means a restriction. The building height should be limited because we have taken away the air and greenery of the people. I do not agree with the fact that 80% of the coastal territory in Kraimorie is built up. One part is free and it is for it that we want to make these changes. I don’t think there will be bankruptcies in the construction business because of the changes. Many investors understand that when they provide a property with more greenery and low construction, it will be even more preferred. We don’t want Kraimorie to turn into Sunny Beach. We receive support from the residents of the neighborhood, seeking a balance between them and the business. It is necessary to hold meetings with the Chamber of Architects after the adoption of this decision and it may also lead to the adoption of specific rules”said the Deputy Mayor for Construction Chanka Koralska.

The amendment introduces the following restrictions:

– for the properties with planned development, located on the first line to the Black Sea coast in quarter 2, part of quarter 16, quarter 12, quarter 54a, quarter 54b, quarter 55, quarter 56, quarter 67 and quarter .54 – height: up to 8.0m. (up to 2nd floor without a terraced floor); limitation of the built-up area of ​​residential buildings: up to 300 sq.m., without changing the other town planning indicators for building;

– for the remaining parts of quarter 2, part of quarter 16, quarter 12, quarter 54a, quarter 54b, quarter 55, quarter 56, quarter 67 and quarter 54 and for quarter 43, quarter 44, sq. 45, sq. 47, sq. 48, sq. 53, sq. 57, sq. 58, sq. 59, sq. 65, sq. 66, sq. 68, sq. 69 – height: up to 10 ,0 m. (up to 3rd floor without a terraced floor); limitation of the built-up area of ​​residential buildings: up to 300 sq.m., without changing the other town planning indicators for building.
