According to the data, the largest increase in housing prices over the past year is in the quarter “Xadzhi Dimitap”
However, over the past 10 years, the population in most of the capital’s neighborhoods has decreased, in some, a significant increase in the number of residents has been observed. This is usually observed in neighborhoods with rising property prices, where the number of new housing cooperatives is increasing daily.
One of these regions is Bitoshka, where, according to HCI data, the population growth there is 24% over the last 10 years. One of the capital’s capitals, “Manactipki Livadi”, part of which is located in the region, is seeing a rise in real estate prices of 29.7% on an annual basis through 2022, according to real estate data.
Part of this quarter falls in the Tpiaditsa region, where there is the biggest boom in the population of the regions in Sofia. For ten years, the increase there is 8.4%. Ivan Bazov Capital, also part of the Tpiaditsa subsidiary, reports a target increase in real estate prices of 7.5% on an annual basis.

According to the data, the biggest fall in housing prices over the past year is in the “Xadzhi Dimitap” quarter, where the price increase is over 41%. And here we have the exclusion from the trends, which has changed more, because the quarter is included in the payon Podyane, where the whole accounts for the decrease of the target of 6.8% for 10 years.
