Poitiers, Niort, La Rochelle, Angoulême, despite the observed rise in real estate prices, investing there remains profitable.
In the major towns of Poitou-Charentes real estate prices are on the rise, up to 20% increase recorded in 2021.
Less than two hours from Paris by TGV, with a population of 28,000 students, Poitiers is the ideal city to settle down or invest in real estate: purchase prices are still reasonable there, and demand rental is undeniable.
“We can invest from 50,000 €, at this price we find properties that are interesting to rent, bare or furnished. In general, it takes between 50 and 100,000 € for a rental investment for a T1 or T2.” Explain Guillaume Bonnet, Wealth Management Advisor.
In La Rochelle the price per square meter reaches €6,000 in sought-after areas. The initial bet is therefore important, and the profitability less because of the rental amounts.

“Niort is the surprise that stands out in the region, with a price per square meter that is very low, less than €2,000. We have a city that is located 1 hour 45 minutes from Paris, 1/2 hour from Poitiers, and which is experiencing a rising demographic.” observes Jérémy Doyen, cwealth management advisor.
Long neglected by investors, the city is once again becoming attractive with the proximity of Bordeaux and the increase in the student population. Since 2018, the real estate market has regained momentum, first with Charente investors.

“With the Covid effect, we have had a new wave of investors who come from more distant regions, in particular many Bordeaux residents who, no longer finding profitability in the Bordeaux conurbation, have been interested in Angoulême for two years.“explains Matthieu Lafontaine, vice-president of the Fnaim de Charentes.
“Despite the increase, prices remain low and Angoulême offers profitability that is now superior to other cities of equivalent size, interesting for any investor who wants to prepare for retirement.“he observes.
The Charente agglomeration of 20,000 inhabitants no longer interested investors much, but for almost two years now, they have been returning there, attracted there too by the low prices and the expected profitability. “We have an active rental market in Cognac, which reassures them in their purchase“says Matthieu Lafontaine.
A decidedly safe bet, stone is a profitable investment. “Admittedly, prices are rising, but we have tenants who are ready to rent at rates that allow much more attractive returns than what traditional banking or insurance financial products offer.“says Stéphane Servant, notary.
For first-time buyers with modest incomes, this is less good news.
