The maximum amount that can be financed varies based on the purpose of the loanwith figures that can reach €300,000 for the purchase of homes, up to €150,000 for renovations or extensions and €75,000 for the purchase of garages or parking spaces.

A fundamental aspect of the INPS subsidized mortgage concerns interest rateswho come adjusted according to the Loan to Value method (LTV), evaluating the relationship between the value of the loan granted and the value of the property. The type of rate, fixed or variable, can be changed once during the repayment plan, provided that at least two years have passed since the signing of the contract.

The repayment of the mortgage it can happen with repayment plans ranging from 10 to 30 years, depending on the applicant’s age and specific financial needs. For those over 65 years of age, the maximum duration of the mortgage is limited to 15 years, thus guaranteeing the sustainability of the loan.

The INPS subsidized mortgage application procedure is totally digitalised, through the INPS portal. The application must be completed in all its parts and accompanied by the necessary documentation, following the instructions provided by the Institute. Finally, it is important to know that the time window for sending applications runs from January 15th to October 10th of each yeara sufficiently large period of time to organize the required documents and carefully evaluate the opportunity.
