Infonavit will give credit to acquire land

Mexico City- Starting tomorrow, the beneficiaries of the National Workers’ Housing Fund (Infonavit) will be able to acquire a loan to buy a plot of land and thus build a home.

This type of financing will have a maximum term of 15 years and can be purchased individually. The maximum amount of financing will be one million 900 thousand pesos.

The financing will be offered with interest rates that will depend on whether or not the worker has their housing need resolved. In that sense, it will have rates of 6.5 to 8.2 percent if it is his first housing action; whereas, if it is a second share, it will be 9 to 11 percent.

Carlos Martínez Velázquez, general director of the Institute, explained that through Crediterreno Infonavit, right holders will now be able to build their homes, a program that arose as a result of the reform of the Infonavit Law, which establishes that a property can be acquired from land destined for for residential construction.

Workers will no longer have to stick to a housing model that may not suit their needs and will have the possibility of building to their liking, explained the manager at a press conference.

In order for beneficiaries to be able to access said credit, he indicated, the land that is acquired must be located near health centers, schools, grocery stores, recreational spaces and sources of employment.

Likewise, the land must be outside any risk zone such as caves, geological faults, landfills, flood risk areas, among others.

“To verify that the land meets the requirements, the right holders must present the individual property title free of encumbrances, proof of alignment and official land number, appraisal, technical opinion of the property and the official document that certifies the use of land. residential or mixed that includes residential use”, he commented.

The general director of the Institute commented that there are 37 million homes in the country, of which more than 4 million people have an interest in building housing; Of the latter, more than 2 million intend to acquire land.

The director of Infonavit indicated that for this credit, the inhabitants of the south of the country will be given a bonus of points because in the national housing survey the country identified that they have different housing needs.

“In the south, an inhabitant prefers to have their land and build, since they live in family plots that are divided over time. And realizing this, that they are more likely to build a house, we will give them this score bonus for be an area with a high demand for housing construction. Contrary to what happens in Monterrey, where people look for built houses,” he emphasized.

Obtaining this credit will have an additional benefit, since it has a specific points model, called B900, in which the minimum score to request financing is 980 points.

Said scheme seeks to promote the acceptance of this financing in the states of the Republic in which the demand for land is greater.

Workers who process Crediterreno Infonavit will be able to access a bonus that goes from 109 to 134 points, which will be assigned depending on the entity where they acquire the land.

The states of high demand are Chiapas, Guerrero, Hidalgo, Morelos, Oaxaca, Tabasco, Tlaxcala and Veracruz.
