Greater placement of credits for the acquisition of housing, foresees the Institute of the National Housing Fund with the new scheme of credits in pesos, maximum interest rates of 10.45% and differentiated in addition to fixed monthly payments throughout the term of the credit.
“This new scheme expands the possibilities so that more beneficiaries can access a loan because it is cheaper than is defined in the interest rate,” said the head of Infonavit in the entity, Diana Félix Andrade.
He reported that this new credit has been in force since May 21 and allows the worker to have the opportunity to acquire a loan with a minimum interest of 1.91% and a maximum of 10.45%, which will be calculated according to the salary reported to the Mexican Institute of Social Security (IMSS).
He said that with these changes the amount of credit will also be greater, since now there will be financing of up to 2,217 thousand 702 pesos, with which it will be able to buy a new or existing house.
He also announced within these new rules the contribution that the employer makes every two months –equal to 5% of salary-, will pay directly the debt and not the interest. This will allow the monthly payment to be fixed even if you lose your job. With these actions, the entire credit will be covered in less time.
He explained that the changes in this new credit have to do with the interest on the credits granted, which will no longer be 12%, but will apply a rate of between 1.91% and 10.45%, according to the salary registered with the IMSS, the employer (5% of your salary) will be a direct contribution to the debt.
In the event of job loss, 5% of the employer’s contribution to the payment of each month will not have to be absorbed, as was the case before, and the monthly payment will always be the same and the. The highest amount of credit will now be 2 million 217 thousand 702 pesos, that is, up to 371 thousand 537 pesos more than the previous amount.
Finally, he mentioned that these changes apply only to credits to buy a house, processed as of May 21, 2021.
