TRIESTE. Market values are growing and the number of sales in this first half of 2021 records an increase of 20% compared to 2020. The area that last year, despite the months of closure of real estate agencies and the many restrictions, nevertheless saw growth the number of properties sold, even with a 25% more than in 2019, was Opicina.
The brick in Trieste, therefore, has withstood the pandemic well. The photograph taken by Fiaip’s real estate market tells of a sector in full health. Specifically, in the province of Trieste, last year there were 3,126 real estate sales, for an average value per square meter of 1,761 euros, and an average size of the buildings of 102 square meters. A curiosity: a third of the real estate units sold have between 50 and 85 square meters. «We are registering numbers that we have not seen since 2008 – observes the president of Fiaip Trieste Stefano Nursi – with a strong demand for the center, but also with the rediscovery of less central areas immersed in nature. Hence the success of Opicina, which during 2020 has received great feedback, because the pandemic, the lockdown in particular, has given a boost to houses with gardens, with large terraces or with dimensions that still allow greater livability “.
Trieste boasts important numbers, but the sector is blowing good wind throughout the region. “The trend of the real estate market is a thermometer of the economic situation of the entire territory”, underlined yesterday morning during the presentation of the data, the president of the Region Massimiliano Fedriga who, taking into consideration the fact that Friuli Venezia Giulia is at the first place in Italy for deeds stipulated for every 100,000 inhabitants, he highlighted how “the data confirm that we have had a better seal, also from this point of view, compared to the rest of the country. For this I must thank the categories that, even during the most difficult months of the pandemic, believed in the possibility of a restart, and instead of retiring many invested ».
There is also a push towards the acquisition of second homes: “In 2020 – revealed the Fiaip regional president, Leonardo Piccoli – 27% of the sales concerned second homes, with a rediscovery by those who live in this region of second homes 100 kilometers from their residence “.
