While some feared that the Covid and confinement would mark the end of the tonic real estate period experienced for two years, with in particular a record year 2019 (one million sales of old homes), the market has picked up again since June. To give you a more precise idea, we offer you a short tour of the owner and real estate specialists in Metz and its crown to the Orne, Thionville and its border area, Forbach and Sarreguemines but also in Nancy and in Luxembourg which each have their own personality and context.

The house with garden, the apartment with terrace remain the most sought after properties in the Thionville area and the surrounding area. And the trend has increased since the deconfinement.

The real estate in the Thionville region is marked by the proximity of Luxembourg, with many cross-border workers with a purchasing power that is higher than the local average. The market remains dynamic and the confinement has not affected it much, according to the testimonies of real estate professionals.

Aurélie Hombourger, Director of Duho Immobilier in Thionville: “Always so dense”

« The activity is still so dense. The most requested property remains the house with garden in the city. Overall, the trends are the same as before March. With a slight slowdown during the summer vacation, quite normal. The most popular sectors remain those which are close to the Luxembourg border or, of course, Guentrange, which remains very popular. It doesn’t matter whether there is work or not, as long as it’s at the right price, everything goes. The residential sector also remains attractive, as well as the beautiful small villages close to Thionville and which are well served, such as Illange and Manom. It goes fast! Regarding the prices of new or old, I do not see a noticeable difference, but it may still be a bit early. »

Laurence Muller-Créhange, Director of the Transactions Department at Dumur Immobilier: “A recovery on the top of the wheel! “

« The recovery was done on the hats of wheel! There is of course a lot of demand for accommodation with balcony, terrace or garden. And demands greater than offers: I would say we have about four buyers for a property. An effect that continued until July since people did not know if they could go on vacation; August was very active compared to previous years. I notice that the situation is more difficult for first-time buyers who have no contribution. Banks are less flexible than before and are also more attentive to the employer, because some sectors are more affected by the economic crisis. We are waiting for the start of the school year to see how the economy will turn and what trend the real estate market will adopt. The most popular areas remain Garche, Veymerange, Yutz, especially the Aeroparc district; Entrange is developing a lot, Guénange too. Sectors which were a bit slowing down like Hayange or Florange are also doing well. The investment market and therefore the rental market are very active, especially when the accommodation is close to public transport. I think there is a slight slowdown on the new one that I don’t see on the old one. It is still too early to notice a real price trend, but it is true that buyers are negotiating less than before, which obviously implies a slight increase in prices. »

Rebecca Bojczuk, sales manager at Norman Parker, Thionville: “Buyers negotiate less”

« The market was already supported before, with demand exceeding supply. Today the market is perhaps a little more intense, but we still lack perspective. Buyers often tell us that they realized during confinement that their accommodation was not or no longer suited to their needs and the requests most often relate to the house with a garden or the apartment with a terrace. The banks are stricter but this has been the case since the start of the year. The most sought-after areas remain the Thionville conurbation and all that is close to the Luxembourg border, but it was already like that before the confinement. We do not market a lot of new real estate, so I have no information on the prices, however I have noticed that buyers are negotiating less than before. We sometimes see goods leaving for a higher price, I am thinking of a pretty terraced house with garden in Yutz, of around 100 m2, sold for 350,000 euros without negotiation. »
