Panta rei, even in a sector like that real estate where stillness reigns supreme. This consideration would be valid both on the price and on the demand side, both purchase and rent.
In this article we have already explained why house prices, at least for now, are not falling. Regarding the sales, a recent market research conducted by a well-known real estate site has revealed what are the recent dynamics.
Well, in the face of a North short of demand, the trend of the residential real estate market is strong in these provinces. What would they be? Let’s find out together.
Housing choices and relative locations change
Covid has doubly reshaped the question:
a) in the internal composition, i.e. in the technical specifications that the requested property must possess. Almost always the requests are for greater internal and / or external surfaces to the house;
b) in their geolocation, in the sense that now the areas of the South are going strong. This is an unthinkable trend in the pre-Covid era.
The residential market for sales
The research mentioned above has sifted through the market of all the Italian provinces, from January to September 2020.
It can be seen from this that eight of the top ten cities where the demand for houses is strong are located in the South, especially in Sicily. In detail, the ranking sees the Apulian province of Brindisi in first place with a + 60% increase in the demand for houses.
The provinces of Rieti follow with its + 56%, Agrigento + 55%, Enna and Reggio Calabria both paired at + 50%. Below this threshold we find Nuoro (+ 45%), Catanzaro (+ 43%), Ascoli Piceno (+ 41%), Catania (+ 40%) and Matera (+ 36%).
The provinces with the minus sign in front are instead that of Crotone (–18%). Then Milan (–4%) and Trapani (–1%)
The rental market in these provinces
If the purchasing market is widespread with the + sign in almost all the provinces of Italy, the same cannot be said for the rental market. Here, in fact, there is a clear split between those who go up (three fifths of the total) and those who go down.
In this, in the top-ten, Calabria occupies many of the top ten places (three out of four provinces).
Going into detail, at the top of the demand for rents from January to September we find the province of Brindisi (+ 60%).
Under the Apulian city all the others, that is to say almost all of Calabria. Crotone, Vibo Valentia and Catanzaro occupy in fact 2nd, 3rd and 4th place with increases in rents in their provinces equal to + 58%, + 56% and + 52% respectively.
Next, it ranges over Italy: Nuoro (+ 50%), Isernia (49%), Teramo (+ 48%), Agrigento (39%), and finally Turin and Savona (paired at + 30%).
Therefore, here are the provinces where the trend of the residential real estate market is strong. Finally, it is striking that the province of Milan is also present in the list of provinces in which the demand for rents has fallen more (–32%).
