In Nîmes, a former wine-growing farmhouse converted into a restaurant and office space

Rehabilitate an old 19th century wine-growing farmhouse into a restaurant and office space. This is the project carried by Nîmes Métropole through the renovation of Mas Larrier, located opposite the Nîmes-Pont du Gard TGV station (1.2 million passengers per year), recalls a press release from Nîmes Métropole on April 12. With delivery scheduled for the end of May, the Mas Larrier will offer a catering area of ​​approximately 400 m², an office area of ​​600 m² and a place for the sale of local products, over a total area of ​​approximately 1,200 m². The cost of the operation amounts to 6.8 million euros (including 835,000 euros for acquisition), subsidized to the tune of 1.1 million euros by the Occitanie region. While the office space is in being renovated, Nîmes Métropole is launching the marketing of the catering area via a call for applications published in March . The management of this space will be entrusted to a single operator. Applications are open until May 30. The selection of applications will be made on the basis of six criteria: quality of the catering concept and facilities, experience and reputation of the candidate, operation and operating method of the place, reliability and consistency of the company’s financial data, financial package forecast and amount of the proposed rent.

Labeled Sustainable Buildings Occitanie

This rehabilitation, led by the Nîmes architect Nicolas Crégut (C + D Architecture), has enabled the building to be labeled Sustainable Buildings Occitanie level “gold”. On the initiative of Envirobat Occitanie (network of actors and resource center for construction and sustainable development), this label assesses the environmental, economic and social aspects of the construction or renovation of a building in an area urban areas, such as eco-efficient materials, energy performance, monitoring of energy and water consumption, overall cost, etc. Currently, Nîmes Métropole is participating in the NoWatt call for projects (construction or renovation operation which limits its ecological footprint) of the Occitanie region, giving rise to subsidies.

The Mas Larrier is located in the Magna Porta district, a future business park supported by Nîmes Métropole, which aims to generate 3,000 to 4,000 jobs there within 20 years. The first developments have been put in place: dry stone walls, photovoltaic shade… very strong in the Gard.
