Huge increase in fees: 12/25/2021! Cooperatives and housing communities: electricity and gas are not everything: renovation fund, garbage

The beginning of 2022 will welcome us with higher housing maintenance costs. In the markets. oh, everything is more expensive. Electricity and gas prices are rising, in addition to inflation and increasingly higher prices on store shelves. All these factors contribute to the increase in the cost of housing maintenance. The government’s efforts in the form of an anti-inflationary shield and, in addition, the Polish Order will not limit rising prices, experts forecast.

The new year will welcome us with a series of increases

The first point on the list of increases is electricity. Some communities have to take into account increases of up to 100%. Many communities have contracted electricity prices on the free market, so far we have had very favorable prices. They oscillated around PLN 300 per MWh. From next year, it will be over PLN 600. All equipment, lighting and elevators in common areas will generate higher costs.
Gas prices are similar. Compared to last year’s prices, this is roughly a threefold increase. Apartment owners will experience this increase at the first consumption settlement, i.e. at the end of the year, and the next ones at the end of June.

The issue of additional work and services that external companies provide to communities is similar. Cleaning companies and building maintenance companies are already submitting proposals for pay rises. It is a scale of 5 to 15%. For our part, we try to optimize these costs.
We try to limit the scope of work, negotiate with companies, proposing that they take up some of the increases. However, I would like to remind you that last year we had a similar situation and in many cases it will not be possible to repeat this procedure.

If we collect all these elements, the raise will be significant. Of course, it depends on the region, city size or community. However, we should prepare our wallets for increases of 10%. Depending on the community, the rates may fluctuate both ways.
