Becoming the owner of their main residence remains the goal of many French people. However, at the moment, 45% of loan applications are rejected by banks while interest rates remain attractive.
“Interest rates, although they have risen, they remain quite low relative to this inflation. So purely financially, you borrow at 2% and something like that and you have inflation over 5%. In essence, that is to say that you will repay (your credit, ed) faster than expected “, explains Maëlle Bernier, director of communication of the site. Best rate.
“One of the means for fight against inflation, is to raise interest rates. That’s why they are on the rise. A year ago we would have talked to each other, we would have talked about a rate of 1%. Today we are more than 2% and the trend is confirmed, it will continue to rise ”, she adds.
Why do banks have such strict criteria for granting a loan?
“So unfortunately the banks are absolutely not responsible for this situation, they are blocked by what is called wear rate, this is the maximum all-inclusive rate. That is to say we take the credit rate, the insurance, the guarantees and we cannot legally exceed it. Today it is fixed, it has been revised at 3.05% max“, Underlines Maëlle Bernier.
“And that means in effect, if you have a 2.5% credit rate, you have to fit everything else between 2.5% and 3.05% and that’s a bit short. And in the end, when you have over 45 years and that you pay your insurance a little more expensive than the others, that’s not good, it’s so stupid ”, he illustrates.
It is important to “be super clean” on your accounts
It is important to avoid guardian, three months before applying for a loan or getting caught. “The banker knows your whole life, he will ask you for bank statements, then he will see, by caricature, if you spent 2,000 euros in Deauville before he saw it. So you really have to be super clean on your accounts,” advises Maelle Bernier. “We have to prove that we are a little more cicada than ant and show that we have a regular job, ”he continues.
