Hello, I have a question about how to increase the passive rental income I have in the following way…
I have enough income for 4 different apartments and mortgages with which, after signing these, I can rent the apartments by rooms and obtain their respective returns.
The problem is that due to debt capacity, the same bank would not grant me the 4 mortgages for 4 different properties. The solution that I have been hearing lately is to directly sign each mortgage for each different property with a different bank and a different notary. Thus, with the same debt capacity you could get 4 mortgages and rentals instead of 1 or 2.
For now, if the 4 mortgages were signed the same week, the data is not yet recorded and the banks would not be able to reverse the mortgages.
My question is, can it be done legally? Is there any clause in mortgage contracts as a general rule or law that prevents this?
