How much space can you buy with 250,000 euros in the Pays de la Loire?

Whether you live on the coast, in the city or in the countryside, the price of accommodation is mostly on the rise in the Pays de la Loire. The Pays de la Loire are, after Brittany, the region with the highest rate of owners: 64% of families in the Pays de la Loire live in a house they bought, compared to 58% of the French average.

But this dream has a price, which is increasingly inaccessible in big cities and on the coast where prices have been rising steadily for 20 years.

Nantes has seen its prices increase by an average of 5.8% in one year, Angers by 13%!

Result: with € 250,000 you can buy “only” 62 m2 in Nantes, 75 m2 in Angers… And only 38 m2 in La Baule, the most expensive city in the region.

The situation is particularly critical on the coast: in Pornichet the prices have increased by 30% in 6 months! “Totally irrational prices“explains Loïc Cantin, regional president of FNAIM, the national real estate federation.

Faced with this inflation, municipalities are trying to find solutions that allow even low-income families to access the property: pledge card with builders in Angers, housing surcharge for second homes in Les Sables d’Olonne or La Baule, real solidarity lease in Pornichet (families only buy the house, not the land)

Finding available land is often the most difficult in tense areas. Especially since the objective law “Zero artificialization”, intended to slow down the uncontrolled urban expansion by 2030, and then prohibit it, will limit the possibilities of new building land. This will lead to a densification of the municipalities.

In the end, faced with property prices that remain high … Standards are changing, borrowing rates and property taxes are increasing … A question arises: is it still worth having your main residence?

Yes, says Thomas Lefebvre, of Meilleurstaux.com: “when you become an owner, you go into debt to accumulate capital. Even in Nantes or Angers, where prices have risen a lot, I lose less money by buying than by renting“.

It is always interesting to buy in this context“, confirms Loïc Cantin,”because interest rates, although increasing, remain much lower than a few years ago. In the 1980s they reached 18%!

It remains to find the property you dream of or that you can afford to buy in a context of rising prices that should slow down. “We should soon reach a roof in the region“predicts Loïc Cantin.
