The most expensive urban districts in Spain are distributed, above all, between four capitals: Madrid, Barcelona, ​​Palma and San Sebastián. There are just over 40 areas with prices that exceed 5,000 euros/m2, according to idealista data. We analyze the square meters that can currently be purchased if you have a budget of half a million euros: it goes from just under 57 m2 in Recoletos (Madrid) to 100 m2 in Amara (San Sebastián) or Argüelles (Madrid) .

The price of used housing continues to rise in Spain. According to the latest data from the residential market report for sale of idealista, the real estate marketplace in southern Europethe average price reaches 1,896 euros/m2, with an increase of 3.9% year-on-year, but it is still 7.6% below the maximum values ​​reached during 2007.

Up to six provincial capitals reached maximums in the historical series, some as prominent as Madrid (3,973 euros/m2), San Sebastián (5,126 euros/m2), Palma (3,431 euros/m2) and Málaga (2,279 euros/m2), together to Pamplona (2,629 euros/m2) and Las Palmas de Gran Canaria (2,117 euros/m2).

But this time we are going to focus on the most expensive districts among the Spanish province capitals, and the space that could be bought right now with a budget of half a million euros (500,000 euros). exactly are 41 districts spread between Madrid, Barcelona, ​​Palma and San Sebastián and where the Bilbao district of Albia also sneaks in.

In a section below, between 6,000 and 7,000 euros/m2, the districts of Palma begin to appear, such as La Seu-Cort-Monti-Sion in the Old City of Palma (6,870 euros/m2) or Son Vida (6,802 euros/m2), and San Sebastián, in the Romantic Area of ​​Centro-Miraconcha (6,799 euros/m2), along with the best-known ones in Pedralbes (6,665 euros/m2) or Sarrià (6,373 euros/m2) in Barcelona, ​​or Almagro (6,923 euros/m2) and Lista (6,532 euros/m2) in the Madrid capital.

In the analysis of the space that can be bought with a budget of 500,000 euros, the differences between these more exclusive districts appear. While in Recoletos ‘barely’ 56.9 m2 could be acquiredin the neighborhoods of Amara (San Sebastián) or Argüelles (Madrid) it could reach 100 m2.

This budget would also fall short in the other more expensive Madrid districts, where they are generally characterized by offering large apartments, such as Castellana or Jerónimos, or single-family homes such as El Viso. In the first of them, half a million would be enough to acquire almost 63 m2, increasing somewhat in the El Retiro neighborhood, with 65.8 m2. In El Viso, only 70 m2 would be exceeded.

Among the most ‘affordable’ exclusive neighborhoods in Madrid, in addition to the aforementioned Argüelles, there is Niño Jesús, in the Retiro district, with almost 98 m2, as well as Arapiles (Chamberí), with 95.7 m2, or Malasaña-Universidad ( Center), with up to 92.6 m2.

Outside the capital in the most expensive Barcelona neighborhood, Diagonal Mar, the budget would be enough to exceed 71 m2. While in La Vila Olímpica del Poblenou it could reach 97.7 m2. Together with these neighborhoods in the Sant Martí district, in Pedralbes it would not be enough for much more than 75 m2, far from the large chalets that usually appear in idealista advertisements.

In Sarrià (78.5 m2) and Las Tres Torres (81.7 m2), two neighborhoods in the district of Sarrià-Sant Gervasi, they would be around 80 m2, within the budget of 500,000 euros. Meanwhile, it is possible to buy more space in El Gótic (97.6 m2), L’Antiga Esquerra de l’Eixample (94 m2) or Sant Gervasi-La Bonanova (92.3 m2).

Finally, between San Sebastián and Bilbao there are four neighborhoods among the most exclusive.
