The supply of homes for sale has decreased by 3% during the fourth quarter of 2022, compared to the same quarter last year, according to a study published by idealista, the real estate marketplace in southern Europe. During the third quarter the reduction in supply was 7%, so the phenomenon could be slowing down due to the increase in the cost of financing and the greater difficulty for many families in accessing the purchase of a home.

The majority of Spanish provincial capitals now have fewer homes for sale than there were a year ago, although there are 16 in which the available offer has increased. The largest reduction has occurred in Valencia, where it reaches 27%, and reaches 25% in Alicante. They are followed by falls in Cuenca (-24%), Ávila (-22%), Santander (-20%), Pontevedra (-18%), Melilla (-17%) and Segovia (-17%).
Among the large markets, the offer has also been reduced in Malaga (-16%), Palma (-13%), Barcelona (-6%), Bilbao (-5%), Seville (-3%) and Madrid (- 2%).
Even so, the stock for sale has grown in another 16 cities with Ceuta in the lead (25%). They are followed by Córdoba (17%), Soria (16%), Jaén (11%) and Girona (10%). With single-digit increases they are followed by Granada (8%), Zamora (8%), Castellón de la Plana (7%), Albacete (7%), Teruel (5%), Pamplona (5%), Huesca (4 %) and Leon (4%). In Ourense the increase has remained at 3%, while it has been only 1% in Murcia and Zaragoza. In Palencia the stock of housing for sale has remained stable over the last year.

At the provincial level the situation has been similar in the last year, although there are more provinces that increase their available park. Santa Cruz de Tenerife registers the greatest drop in supply, with 18% less than a year ago. They are followed by Valencia (-17%), Pontevedra (-14%) and Segovia (-14%). This was followed by the decreases in A Coruña (-13%), the Balearic Islands and Las Palmas (-12% in both cases). In the provinces of Cantabria, Malaga, Guipúzcoa and Huesca the drop was 11%. In the Community of Madrid the offer has been reduced by 1%, while in the province of Barcelona it has increased by 2%.
CórdobaFor its part, it has seen its stock of homes for sale grow by 18%, followed by Murcia (14%), Granada (11%) and Castellón (10%). They are followed by increases in Almería (8%), Albacete (8%), Jaén (6%) and Lleida (6%).
