House prices are rising faster again, but the number of purchases is stabilizing

The amounts that people pay for an owner-occupied home again reached a record level last month. It was the largest increase in twenty years, the Central Bureau of Statistics (CBS) and the Land Registry report.

In June, existing owner-occupied homes were 14.6 percent more expensive compared to the same month a year earlier. The increase is even higher than a meiwhen it was already very high.

Compared to eight years ago, when house prices bottomed out, prices are now 70 percent higher. On average, a home for sale now costs 373,000 euros.

Number of transactions decreased

The number of transactions last month was about the same as this time a year ago. Over the entire second quarter, the number of transactions actually declined, after a first quarter that showed the opposite movement. About 53,000 homes changed hands last quarter, 3 percent less than a year earlier.

This downward trend can be seen in almost all provinces, except in Limburg, where more houses were sold. The number of transactions there was 5.4 percent.

House prices in Limburg also rose the least in the second quarter, although they were still almost 12 percent higher than in the same period in 2020. In Flevoland, the purchase price rose the fastest with 16.8 percent.
