House construction costs increased by 25% due to the prices of building materials

The dynamics of the increase in the prices of building materials is so great that some distributors cannot keep up with updating their price lists. The cost of building a house has increased by as much as 25% compared to the period 2-3 years ago. All because of the shortage of building materials. Even politicians became interested in the problem.



The growing prices of steel, aluminum, copper and sawn timber mean that the costs of purchasing materials in wholesalers and construction stores are rising rapidly. Price lists are updated even weekly. This was the case with the prices of polystyrene, the prices of which changed most frequently since the beginning of the year.

As reported by the POiD, even the joinery has already managed to increase in price by as much as approx. 15% (aluminum windows by approx. 14-18%, sectional garage doors by 15%, internal doors by up to 20%). When it comes to large companies producing door and window joinery, their pricing policy usually comes down to changing the price lists of products approx. 2 times a year. And that’s not the end of the changes. The price of timber was the most expensive, which was reflected in the prices of construction timber, in this case, OSB building boards. Month, after month, Polskie Składy Budowlane recorded double-digit increases in the prices of OSB boards. All this meant that the costs of building a house went up significantly

Looking at the current prices, the cost of building a single-family house has already increased by 20-25% compared to the period from 2-3 years ago.

– I have been receiving information from my voters for several weeks about a sharp increase in the prices of building materials. My interlocutors inform me that from May this year. suppliers of building materials make them offers to purchase various types of materials for building houses, subject to validity, not until the end of the month, but up to seven days – this is how Iwona Maria Kozłowska began the interpellations addressed to the Prime Minister.

In the interpellation, the MP emphasized that the increase in prices significantly limited the purchasing and investment opportunities of citizens who, without waiting for the apartments promised by the government, decided to take the matters of solving their housing problems into their own hands.

– My interlocutors indicate that according to their calculations, only until March this year. on average by 30 thousand PLN, the price of building a house increased by an area of 110 m². However, what they emphasize, the worst thing is that each subsequent month brings more and more price increases – emphasized Iwona Maria Kozłowska, MP.

It all depends on the finishing standard. The higher the standard, the higher the price. Anyway, we are dealing with an increased cost of building a house, regardless of whether it is a developer or turnkey condition, by approx. 20-25% in 2021. Why is there such a large increase in prices?

Where does such a large shortage of building materials come from?

The shortage of building materials can be partly attributed to the intensified construction and renovation activities in 2020, especially during the first blockade, when many factories were closed.

Since the reopening, companies have struggled to catch up as pandemic constraints held back production, and global demand soared as economies reopened. This has led to a slowdown in material production in some EU factories and supply chains have remained stretched since then.

– The problem is all the greater as it occurs at a time when the number of new houses being built is at the highest level in a decade. This year, in the first three months, inquiries directed to local construction companies increased at the fastest pace in ten years, even by 40%. There is also a labor shortage, meaning homeowners wait months longer than usual to get renovation and construction work done as there are not enough fitters. Builders are also fighting to recruit bricklayers, carpenters and even general workers – comments Janusz Komurkiewicz, president of the POiD Union.

Why will building materials continue to become more expensive?

According to Eurostat, in April inflation was at the level of 5.1%, and in Poland, just after Hungary, prices are rising the fastest. The prices of materials are rising due to their shortages, but also due to higher costs of transport, energy and labor.
