House and land: Saxony is top when it comes to affordable housing

Dresden. According to the Haus und Grund property owners’ association, the share of rental costs in wage income is lower in Saxony than anywhere else in Germany. The president of the Saxon state association, René Hobusch, announced on Thursday that living in almost every region of Germany has become more affordable for those receiving wage income since 2015. “Nationwide, Saxony is even the front runner.”

The most recent study by the central association on the affordability of housing has shown that four Saxon districts and the city of Leipzig among the 10 cheapest of the 400 counties. The district of Nordsachsen ranks third in terms of existing rents. Leipzig is in fifth place. Central Saxony, Bautzen and the Erzgebirge district took eighth to tenth place. The districts of Saxon Switzerland-Osterzgebirge and Bautzen made it into the top ten cheapest regions for new contract rents.

Is public perception wrong?

The ranking of the districts in which existing living space is “particularly affordable” according to calculations by Haus und Grund is led by the districts of Uckermark and Vorpommern-Greifswald. In contrast, the development was most unfavorable for tenants in the Lower Saxony districts of Wolfsburg, Göttingen and Gifhorn.

According to Hobusch, wages in the Free State rose by an average of around 14 percent in the period from 2015 to 2021, but existing rents only increased by 7.3 percent and new contract rents by 7.7 percent.

The evaluation of all the data shows that just looking at the rental trend “is not a sufficient factor to describe the situation on the housing market”. Because in the public perception, rents continued to rise. But that is the sole result of a lack of apartments and the high costs of energy-related renovations. (SZ/uwo)
