The limit for a mortgage with the National Mortgage Guarantee must be raised significantly next year, according to the Home Owners Association. This year the NHG limit is 355,000 euros, but because there are few houses for sale for that price, VEH wants to increase the maximum value to 440,000 euros next year.

This brings the NHG limit closer to the average selling price of a house, which was 448,000 euros last quarter. “Especially in this time of great uncertainty, it is important that buyers, and especially starters, are financially protected via the NHG,” says VEH director Cindy Kremer. “Without NHG, it will be even more difficult for first-time buyers to buy their first home.”

The NHG limit is already adjusted annually according to a fixed system. According to this system, the limit in 2023 will be about 390,000 euros. But the association finds this insufficient and calls on NHG and the government to let go of this once.

NHG is open to it
NHG says in a response it is already thinking about it and is discussing this with the Ministries of Finance and the Interior. “On the one hand, we have deliberately opted for a system that follows the average house price more evenly, in order to create a stabilizing effect, both when house prices go up and down,” says a spokesperson for NHG.

“On the other hand, the sharply increased prices mean something for the accessibility of our safety net. There seem to be more risks in the housing market and we would like to be able to support our target group if they get into financial problems.”

Average of 27 months
The NHG limit for 2022 was determined on the basis of the average single premiums from 27 months up to and including August 2021. By looking over such a long period, rapid price increases are less likely to translate into a higher limit.

NHG is now looking at what the short and long-term effects of changing this system could be. The organization says that it will become clear in September whether something will be changed and the limit will therefore rise faster with the prices.
