Home sales increased 0.8% in September, according to notaries

The number of home sales increased 0.8% yoy in September, reaching 55,968 transactions, while the average price per square meter stood at 1,633 euros, 6.1% higher than in September 2021. , according to data from the General Council of Notaries published this Wednesday.

By home type, apartment sales increased 3% yoy to 42,689 units, while single family home sales decreased 5.7% yoy to 13,279 units.

Apartment prices increased by 3% compared to the same month of the previous year, reaching 1,799 euros per square meter, while the price of single-family homes averaged 1,350 euros per square meter, an increase of 11 , 5%.

For autonomous communities, home sales increased in nine of them and decreased in eight. The greatest progress was recorded by the Basque Country (+ 10.5%), Asturias (+ 9.8%), the Canary Islands (+ 9.4%), the Valencian Community (+ 9.3%) and Murcia (+6 , 1%). At the other extreme, with the largest decreases, are Cantabria (-29.6%), La Rioja (-17.1%), Navarra (-13.3%) and the Balearic Islands (-12.8%, all with double-digit drops.

For its part, the price per square meter rose 6.1% yoy nationwide in September. Prices increased in twelve municipalities and fell only in Navarra (-23.5%), La Rioja (-6%), Balearic Islands (-4.4%), Castilla y León (-4.4%) and Asturias (-0.5%). The largest increases, on the other hand, were recorded in Murcia (+ 19.7%), Castilla-La Mancha (+ 18%), Madrid (+ 14.3%) and Catalonia (+ 12.1%).

LOW LOANS FOR HOUSE PURCHASE

In September, home purchase mortgages fell 1.9% year-on-year to 25,904 transactions. The average amount of these loans decreased by 0.1% on an annual basis, to 149,883 euros.

The percentage of home purchases financed by mortgage loan stood at 46.3% in September. Furthermore, in this type of purchase with financing, the amount of the loan represented on average 72.3% of the price.

At the regional level, mortgages for house purchases increased in eight municipalities. The greatest increases were recorded by the Balearic Islands (+ 14.9%), Catalonia (+ 4%) and the Valencian Community (+ 3.9%). On the other hand, the largest decreases occurred in Cantabria (-35.4%), Navarra (-16.4%) and Madrid (-11.9%).
