The increase in activity is accelerating

The number of sales increased by 20.2% year on year in July, reaching 70,101 units.

By housing type, apartment sales increased 19.9% ​​year over year, reaching 53,682 units, while single family homes increased 21.3% to 16,418.

Sales grew in all communities, with the most important increase in Asturias (41.6%); Basque Country (36.4%); Galicia (30.2%); Extremadura (29.5%); Canary Islands (25.9%); Navarra (24.4%); Andalusia (22.2%); Catalonia (21.7%); Madrid (21.5%); Cantabria (21.4%) and Castilla-La Mancha (20.2%).

In addition, the average surface area of ​​housing in Spain decreased by 0.5% year on year.

Less than half of them are being bought with a mortgage

In July, mortgage loans for the purchase of a home grew by 31.1% to 34,797 transactions. The average size of these loans decreased by 2.8% year on year, reaching 152,405 euros on average.

The percentage of home purchases financed with a mortgage loan was 49.6%. Furthermore, in this type of financed purchase, the amount of the loan represented on average 71.9% of the price.

Mortgage loans for home purchases increased in all independent regions. Those with rates higher than the national average were Castilla y León (46.6%); Asturias (44.6%); Valencian community (37.2%); La Rioja (37.2%); Cantabria (36.6%); Aragon (36.6%); Basque Country (36.2%); Galicia (32.7%) and Extremadura (32%).

Price is rising almost 3%

The price per square meter (m²) rose by 2.8% year on year in Spain to 1,731 euros/m².

Apartment prices had decreased by 0.1% compared to the same month of the previous year, reaching 1,897 euros / m², while the price of single-family houses remained at 1,441 euros / m², registering an increase of 11 .2%.

Double-digit increases were recorded in Galicia (23.8%); Murcia (21.6%); The Balearic Islands (14.8%); Castilla y León (13.3%); Aragon (13.2%); Cantabria (12.8%) and Castilla-La Mancha (11%).

On the other hand, a decline was recorded in Navarra (-34.9%); La Rioja (-4.3%); Catalonia (-3.1%) and the Basque Country (-0.1%).
