Having your own home is one of those goals that doesn’t change from one decade to the next or even with the arrival of new generations. What changes is the possibility that the dream will come true. According to a study conducted by Immobiliare.it, which Repubblica had the opportunity to preview, first the Covid crisis and then hyperinflation had a heavy impact on the searches carried out on the portal.

Most sought after types and cuts
The two-room apartment for rent is always the most searched for type, but between 2019 and 2023 it went from just over a fifth to a quarter of total searches in Italy.
In second place, before the pandemic broke out there were three-room apartments for sale (20%, share now down to 16%), today there is the same cut, but for rental (17% of the total, two points more in four years). With the positions reversed as regards the lowest step of the podium.
The two-room apartment for sale remains in fourth place, but loses two percentage points (standing at 11%), while the studio apartment for rent rises to fifth (9%, it was sixth).
Rent higher than mortgage
“Compared to pre-Covid, the share of searches with the objective of renting compared to purchasing is growing significantly. The Italian economic scenario, made increasingly complex in recent years by galloping inflation and rapidly growing interest rates, as well as by a global geopolitical context of strong uncertainty, has led a part of the population to reconsider or postpone the project of purchasing a home”, notes Antonio Intini, chief business development officer of Immobiliare.it. Which indicates that this happens although the rent generally involves a higher monthly cost than the mortgage payment. In essence, given the many unknowns about the personal and general future, we prefer to focus on the greater flexibility and fewer constraints that characterize leasing.
The differences between the main cities of the Peninsula
Looking at the large cities, Milan and Rome confirm this trend: in the Milanese capital, searches for two-room apartments for rent have grown by over ten percentage points since 2019 while in Rome by five, in both cases gaining first place in the ranking of housing preferences . Only in Naples, where prices, although on the rise, are still affordable for those interested in investing in a house, the most desired size is confirmed as the three-room apartment for sale, which still loses between percentage points compared to four years earlier.
