In Montana, USA, a historic, spacious Spanish mission-style building that operated as a hospital until the 1940s is on the market for just $10.
However, the catch is that a building with three floors and more than 1,500 square meters can be sold, but the land it stands on cannot.
The buyer must move the medical facility from this property to another location, as indicated in the real estate sale announcement.
To sweeten the unusual deal, the seller is offering a loan of up to $100,000 to help defray moving and moving costs.
This is a mere drop in the ocean compared to the estimated cost of moving and restoring a 113-year-old building of this size. Restoration costs alone are estimated to be around $8 million, the Missoula Current reports.
The old hospital was built on the grounds of Fort Missoula in 1911 and operated until it was decommissioned in 1947. Doctors and nurses treated patients from the Spanish flu of 1918, children with polio during the epidemic, and Japanese, German and Italian immigrants during World War II, when it was the main hospital for the “Alien Detention Camp”.
After decommissioning, the building was converted into medical offices, which operated until 2015.
The hospital’s current owner proposed a development plan that he said would fund renovations, but the plan was rejected by the Missoula Historic Preservation Commission, a local publication reported.
The developer, FAE-Wolf, had applied for permission to build 16 townhouses on private land next to the hospital and planned to use the proceeds from the sale of the homes to to finance restoration. But the commission refused to issue permits because the proposed development did not meet open space regulations and because the townhouses would “diminish the appearance of the historic building,” the incumbent said.
FAE-Wolf appealed the decision to the Missoula City Council, saying it was biased, but the council denied his appeal.
Now, if no interested buyer comes forward, the building’s owners say they will apply for new permits – this time to demolish the hospital.
“It is with a heavy heart that FAE-Wolf is forced to prepare a permit application to demolish the Old Post Hospital at Missoula City Hall,” the project’s developer said in a statement to a local news outlet and more than $750,000 in costs, management of property, payment of taxes and fees to try to get our proposal approved, we have no choice but to move forward with the removal or demolition of the hospital.”
