Against the background of the refugee wave from Ukraine, in our country there is an increase in the prices of apartments for rent. This was reported by the National Real Estate Association. However, most property owners in our country are hesitant to rent to Ukrainians, as demand is short-lived.
The large influx of Ukrainian refugees has already affected rents in Varna, and they have risen in recent weeks.
The last week has certainly seen how much tension there is in the rental market, especially in the cities of Varna, Burgas and the smaller Black Sea municipalities. Then, when there is tension in one market, there is usually a rise in prices, says Dobromir Ganev, chairman of the National Real Estate Association.
In Burgas, there is also a slight jump in the prices of apartments for rent, which follow the market logic, the brokers explain.
If the demand is very high and the supply is less, some deviation is possible, but in no case can I say that it is something drastic or something catchy, says Stefka Kalcheva, a broker in Burgas.
North of Bourgas – in Pomorie and Nessebar there is no increase in property prices. However, many landlords are worried about renting out refugees from Ukraine because the demand is short-lived.
Ukrainian refugees are seeking rent for a month or two at most, and landlords are reluctant to rent out their properties for such a period, said Hristina Mandadzhieva, manager of a real estate agency in Pomorie.
And the fears of the owners, our fellow citizens, are usually related to whether the consumables that come a month later will be paid, a delay sometimes and this is absolutely normal, says Dobromir Ganev, chairman of the National Real Estate Association.
On average, Ukrainian families would spend BGN 350 to rent an apartment in Bulgaria. Some of them have expressed a desire to buy.
We have reviews with them, but the problem is in the payment. As far as I know, there is a problem with the banks, they would buy a property, but in fact, no one knows how things will be documented, says Albert Dimitrov, a broker in Nessebar.
Brokers will propose to the Council of Ministers a methodology for compensating landlords, similar to hoteliers, in order to protect their rights in the event of short-term rentals.
