Here are the cheapest apartments in the Opole region. Studios and larger premises for renovation. Restaurants in the region are getting cheaper, but are these bargains?

The years 2021 and 2022 were marked by a significant increase in real estate prices in Poland and the Opole region. High demand, inflation, low interest rates (at least until the end of 2021) and increased lending drove rates up. In mid-2022, however, the situation normalizedand now we can observe a slight decline in real estate prices.

We checked how much the cheapest flats in the Opole region cost. And are premises worth tens of thousands of zlotys even suitable for living? In most cases – unfortunately not. Significant financial outlays are needed. Nevertheless, with the amount of about PLN 100,000, you can buy a small premises and set aside some amount for renovation.

The cheapest flats in the region can be found mainly in small towns on the outskirts of the voivodship. These are largely unattractive locations with problems with municipal infrastructure and transport. In return, however, we have very low prices. Poles have been complaining about high housing prices for years, but in times of cheap mortgage loans, they did not inhibit demand. Today, however, the situation is completely different – credits have been collapsing for months, buyers are shrinking en masse, and yet real estate is getting cheaper very slowly or not at all (there are significant differences in individual regions).

What future awaits us on the housing market? Experts say that after a few months of collapse, the creditworthiness of the average borrower has started to recover. This is the result of slowing down interest rate increases with a simultaneous increase in salaries in Poland. For now, it is not enough for the demand for apartments to recover, which is why prices have fallen slightly. But possibly for a short time.
