Heerim Architecture reclaims the design of Apgujeong District 3, the ‘largest reconstruction project’[집슐랭]

Heerim Architecture was selected as the design company for Apgujeong District 3, Gangnam-gu, Seoul, which is considered the ‘largest reconstruction project.’ Heerim, which was sanctioned for violating Seoul Metropolitan Government guidelines in the competition held in July, has succeeded in regaining its position, and the design competition for District 3 appears to be coming to an end.

According to the maintenance industry on the 9th, the Apgujeong District 3 Reconstruction and Maintenance Project Association held an extraordinary general meeting on this day and selected Heerim Consortium (Now Dongin Architects Office, UN Studio) as the design service provider. In a vote in which about 2,600 union members participated, Heerim received 1,275 votes, beating its competitor, Haean Architecture (907 votes), by 368 votes.

The Apgujeong District 3 (Hyundai 1st, 7th, 10th, 13th, 14th) maintenance project, which is the largest of the reconstruction complexes in the Apgujeong area, is scheduled to rebuild 3,946 households into approximately 5,800 households. Heerim secured 1,084 households for general sale, achieving total business sales of 7.1 trillion won, and proposed an increase in asset value of 1.75 billion won per union member household. In addition, 2,213 households were placed on the front edge of the Han River waterfront, and the remaining households were placed with a view of the city center and facing south. By separating the core dedicated to two households from the elevator to the entrance and proposing a private car gallery, the union captivated the village of union members.

Heerim was stopped by the Seoul Metropolitan Government for presenting a ‘360% floor area ratio’ design plan that exceeded the rapid integrated planning guidelines in a public contest held in July. On the last day of voting, a 300% design proposal was presented, receiving a total of 1,507 votes, and it seemed like the order would be successful, but the city announced that it considered the selection process itself invalid. Accordingly, the union began a re-opening process, and as in July, it was a ‘two-way competition’ between Haean Architecture and Heerim Architecture.

Heerim’s success in retaking Apgujeong District 3 is expected to accelerate its business. If Haean took issue with Heerim’s design plan in July, in this contest, Heerim pointed out the layout of public and pre-sale housing in separate buildings and the reduced number of households compared to Shintong Planning’s design plan in this contest. The city of Seoul also considered the complaint “problematic” and requested the union to take action through Gangnam-gu. However, unlike the last public offering, he refrained from direct intervention, saying it was not clearly illegal.

Meanwhile, as Apgujeong District 3 completed the selection of designers, designers for all four districts of Apgujeong Special Planning District were identified. DA Architecture was selected for Apgujeong Districts 2 and 4, and Haean Architecture was selected for Apgujeong District 5. District 2 recently requested Gangnam-gu to draft a change plan for the ‘up to 69th floor’ maintenance plan from the Seoul Metropolitan Government.
