Haven’t received a tax bill for real estate tax yet? Check your eBox

The Flemish tax authorities have sent most of the assessment notices for the property tax. You may have received that digitally for the first time.

All property owners must pay annual property tax. A few messages are circulating on social media from people who have not received their tax bill on paper and who discover – sometimes late – that their tax bill is in the eBox. The latter is your personal digital government mailbox, in which you receive both Flemish and federal government documents.

It is the first time that the Flemish Tax Authorities (Vlabel) not only sends paper, but also digital assessment notices. ‘Most of the tax bills have gone out. Of these, 762,000 were sent digitally, the other 1.9 million tax bills left on paper,” says Nadine Bollen, spokesperson for Vlabel. ‘Anyone who has activated their eBox has received the document digitally.’

E-mail address

If there is a new document in your eBox, you will receive an e-mail to the e-mail address stated in that mailbox. In practice it seems to go wrong with that e-mail address.



I would like to draw your attention to the importance of checking your ebox and the e-mail address associated with it regularly.

If you entered an e-mail address that you no longer use when creating an eBox, you may miss the message. Anyone who activated their electronic mailbox via the myebox.be platform could do so without entering an email address and will therefore not receive a notification.

Therefore, I would like to draw your attention to the importance of regularly checking your eBox and the email address associated with it. Nobody likes to receive a payment reminder.’

Are you an owner together with your partner? The assessment is addressed to the taxpayer in whose name the assessment was made. In the event of a digital attack, it goes to its digital mailbox. ‘Activating the eBoxes of both partners has the advantage that you can ask the Flemish Tax Authorities to send the assessment notice to the other partner than was already the case,’ says Bollen.

You have two months from the receipt of your assessment notice to pay your property tax. If you do not do this in time, a first reminder will be sent the month following the expiry of the payment term. If the payment is still not made, a final reminder will follow a month later.

‘From November, those reminders will be sent on paper, including to whoever activated his eBox,’ says Bollen. If you pay late, you don’t have to pay a fine. However, late payment interest (0.33 percent) can be charged if the amount to be paid exceeds 1,500 euros.

‘Just like in other years, 96 percent pay their property tax correctly and on time. This applies to both paper and digital attacks. But this does not exclude that things go wrong for some people because it is possible that not everyone is fully familiar with their eBox yet. We will guide them,’ says Bollen.
