Greater Paris: five municipalities in which to invest without delay

Housing prices are soaring around the new Grand Paris Express stations: + 46.5%, in five years. But the increase is not over because the price difference with Paris remains abysmal. Five municipalities soon to be connected to the major job centers to be prospected as a priority.

The Grand Paris express project is becoming a reality as work progresses on the new metro stations that will serve it. Five metro lines will be extended or created.

A total of 200 km of automatic metro lines will be built and 68 new stations. So many new neighborhoods that will emerge from the ground or be renovated. Line 14 is the first to have inaugurated its stations in the Grand Paris project.

Four new stations have opened (Mairie de Saint Ouen, Saint Ouen, Pont Cardinet and Porte de Clichy). According to Meilleur Agents which launched its Observatory of Greater Paris. nearby property prices have increased by 46.5% in five years!

The nearer the end of work on future stations, the more the increase accelerates. According to this Observatory, it has been calculated that in 75% of station neighborhoods, prices have already increased by 25% and more in five years, while they increased “only” by 19% in the rest of the city.

According to Meilleur Agents, five municipalities stand out and deserve, more than others, the interest of investors.

Metro stations open for the Olympics

In Saint Denis (Seine-Saint-Denis), the end of the work is approaching since the city is hosting the next Olympic Games. Stations will therefore be open from 2024, the following ones in 2030. The city will become a real crossroads north of the capital. In total, it will be served by six metro lines and two RER lines. The town has already started its transformation in terms of urban renewal, but also economic with the installation in the Pleyel district of many companies.

“Today the density of jobs is twice as high as the density of inhabitants”, specifies Thomas Lefévre, Scientific Director of Meilleur Agents. Prices have increased by 29.90% in five years and stand on average at 4,130 euros per m2, 2.5 times cheaper than the neighboring Parisian district, the XVIIIe.

Grand Parc Campus

Villejuif, (Val de Marne), for its part, will be served in 2024 by lines 14 and 15. Prices have already increased by 19.5% in five years, to 5,250 euros per m2. In addition to this new accessibility by transport, Villejuif is at the heart of large-scale projects: the Grand Parc Campus near the metro and the tramway and urban development around the Gustave-Roussy Institute, with the creation of a major health and research center.

Villejuif also expects the arrival of new businesses.

Bagneux (Hauts-de-Seine), a landlocked town between Montrouge, Châtillon and Cachan will breathe thanks to the new stations for lines 4 and 15 (scheduled for 2024). Prices have already increased by 25.7% in five years (to 5.255 euros on average), but it is still cheaper than its close neighbors. A vast redevelopment operation in the extension of the stations is revitalizing the station district.

Grand paris-Express

Bobigny (Seine-Saint-Denis) is one of the municipalities that will be served in the last, that is to say by 2030. This is why the increase in prices (+ 11.1% in five years to 3,003 euros per m2) is still reasonable there. Thanks to the Grand Paris-Express, and the three new metro stations, we can get to La Défense in 25 minutes, compared to 45 minutes currently.

The town, the prefecture of the department, is completely redesigning and rethinking its town center. This should attract Parisians in need of surface and also greenery. Today, you can still find small houses (80 to 100 m2) to refresh, with garden, less than 400,000 euros.

Gennevilliers (Hauts-de-Seine), like Bobigny, is one of the municipalities served in 2030 by the Grand Paris express. But prices have already increased by 23% in five years, to 4,312 euros per m2. Ultimately, the town will be served by two new metro stations, one in a residential area, and the second in an office area. Note: the place of the Port of Gennevilliers in the Seine-Nord-Europe canal project and the development of river transport.

Investors have every interest in positioning themselves without delay. Please note that the rent regulations apply in these municipalities where prices are still affordable.
