With 25 percent of the net income, an average Graz household can rent a 136 m2 apartment – in Wroclaw, Poland, on the other hand, the average household only comes to 44.5 m2, calculated the real estate consultancy Catella from the comparison of income with average rents.
In this calculation, Vienna ranks twelfth out of 34 cities in Europe. Large rental apartments are also possible in Antwerp, Stockholm or Düsseldorf, and apart from the cities in Poland, people can afford little space in Copenhagen, Barcelona, Paris and Manchester in particular.

Catella assumes an average rent (all categories) of EUR 10.25 for Graz, EUR 13.80 in Vienna, EUR 16.60 in Salzburg and EUR 19.10 in Innsbruck. The lowest rents in Europe are paid in Liège, Belgium (9.50 euros), followed by the Czech city of Brno with an average of 10.00 euros. Over 30 euros per square meter are due in Luxembourg, Geneva and London (33.10 euros). The average rent for apartments of all years of construction across Europe was 17.25 euros – that is an increase of almost 7.5 percent compared to the first quarter of 2022.
