Google leases 1.1 million square foot warehouse in North Texas

Google just signed a 1.1 million-square-foot lease in west Fort Worth, one of the largest ever signed in Texas this year.

The California-based company took possession of the warehouse in the 520-acre Majestic Silver Creek Business Park on Oct. 1, according to commercial real estate data firm CoStar.

The building was built in 2023 by Majestic Realty, a California company with offices in Dallas-Fort Worth that handles real estate in the Fort Worth Stockyards.

The industrial park is located near Loop 820 and Silver Creek Road.

Majestic and Google did not respond to a request for comment.

This is Google’s second large lease this year in Dallas-Fort Worth.

The company leased more than 1 million square feet of space in Building 1 of Northlake 35 Logistics Park.

Renovation work began at the park this year, according to documents filed with the Texas Department of Licensing and Regulation.

The estimated cost of the interior finish was just over $20 million.

The two buildings will likely be used to store material from its data centers as Google plans to expand its data centers in Red Oak and Midlothian, said Cody Gibbs, CoStar’s director of market analysis for Dallas-Fort Worth.

Google has said it plans to invest $1 billion in Texas through its data centers in Dallas-Fort Worth.

The investment will help the company meet growing demand for artificial intelligence, Google Cloud and products such as its search engine, Google Maps and Workspace.

Google’s two leases in Dallas-Fort Worth are among the five largest signed in Texas this year.

Majestic Silver Creek’s contract is second only to Houston’s two, Gibbs said.

“North Texas in general has been incredibly strong because of these contracts for over a million square feet. “Three of the five largest contracts signed in the state in 2024 were here in Dallas-Fort Worth, including the 1.1 million (square-foot) Post Consumer Brand distribution center in Wilmer announced at the beginning of the year,” he added. .

Data center space under construction in Dallas-Fort Worth hit a record high in the first half of 2024.

The region has the second-largest data center inventory in the country only behind Northern Virginia and is sixth in net leasing activity, according to CBRE’s most recent North American Data Center Trends Report.
