Good news for the owners. These are rental rates. “The potential for further growth is running out”

The report by Expander and Rentier.io shows that in October rents decreased in 9 cities out of 16 surveyed, in 2 out of 16 the rates did not change, and in 5 out of 16 there were further increases. “However, in most of the cities we studied, rates have gone down. The probable reason is that some landlords have not found tenants in the hottest period (August, September) and have been forced to lower their prices.

Since December of last year, we have observed a monthly increase in rental costs. The biggest increases occurred in the spring when there was a huge influx of refugees from Ukraine. Subsequently, they continued to grow, but much more slowly. In total, fares in the cities we surveyed have increased by an average of 23% this year (since January). According to the report, the record holders are Krakow (36%), Warsaw (31%) and Wroclaw (30%). At the same time it was emphasized that the potential for further growth is exhausted.

The experts explain it the rate hikes were largely driven by a shortage of rental housing. Currently the supply of rental apartments has almost returned to normal. The number of all active rental listings in October was 30,000. A year ago it was 33,000, so there’s still some left.

– However, if we look at the newly added ads, there were even more in October of this year (15,000) than a year ago (13,000). There may be even more active announcements in November than a year ago, the report’s authors indicate.

October rates were lower in most cities than in September. – In addition to the aforementioned Katowice (-9% m/m), we recorded significant decreases in Gdynia (-5% m/m), Sosnowiec (-5% m/m) and Gdansk (-5% m/m) . ) – replaced. In turn, further increases were recorded in five cities. These are Lublin (6% m/m), Częstochowa (5% m/m), Łódź (5% m/m), Warsaw (3% m/m) and Krakow (2% m/m).
