GBK Becomes RI’s Most Expensive Asset, What’s Its Value?

The Directorate General of State Assets (DJKN) of the Ministry of Finance announced the asset value of the Bung Karno complex (GBK) the most expensive alias revalued and passed the audit of the Supreme Audit Agency (BPK).

Director of State Owned Property (BMN) DJKN Ministry of Finance Encep Sudarwan said, the value of the most recent GBK complex assets was Rp 347 trillion of total state assets valued at Rp 10,467.53 trillion.

“If the GBK Satker is worth Rp 347 trillion, the land is around Rp 345 trillion, the building is Rp 3 trillion, it is the highest complex in Indonesia,” Encep said during a virtual media briefing on Friday (07/10/2020).

He explained, the increase in the value of the assets of the GBK complex was due to its location in the middle of Jakarta. The high asset value of the GBK complex is due to the high land prices in the area.

According to Encep, the government will also optimize state assets or BMN in order to produce even greater non-tax state revenues (PNBP). One of them is through PP Number 28 Year 2020 which is a revision of PP Number 27 Year 2014.

Through the regulation, the government can optimize BMN through the Limited Concession Scheme (LCS) scheme.

“We already know there is green field and brown field. If green field from zero to hero where there is no cooperation, the private sector goes in, this LCS has cooperation, asset utilization is not optimal, “he said.

He admitted that at this time the DJKN was still combing any BMN that could be utilized in its management with the LCS scheme. According to him in some countries, the LCS scheme is applied from airports to ports.

Encep further explained that the LCS scheme the government could attract potential revenue in the management of BMN in the future, meaning that if one BMN is managed with the LCS scheme for 30 years, the government would get a 30-year profit value in the future or be paid by potential partners.

“Investors enter, pay up front for example Rp. 500 billion every year for 30 years, so around Rp. 15 trillion if our income for the next 30 years is withdrawn in the future, pay in advance, this is unique,” he said.
