Garennes-sur-Loire Joins CAUE Maine-et-Loire for PLU Review: Mayor Discusses Challenges and Costs

As part of the review of the local urban planning plan (PLU), the association of Garennes-sur-Loire (Maine-et-Loire) joins the Council of Architecture, Urban Planning and Environment (CAUE) Maine-et- . Loire, an association that provides advice and support to local authorities in these areas, for a cost of €474.

“After refusing to certify an inter-community PLU, the law requires us to review the two existing PLUs, dating back to 2014 for the one at Saint-Jean-des-Mauvrets and 2019 for Juigné-sur-Loire,” the mayor, Jean-Christophe Arluison, pointed out at the town council, Monday 29 April.

Establish assignments

“The life of PLU is about ten years, we must do the work for a PLU that is unique to the region, working no later than August 2028, no later than the end of this mandate, following the election. The work will take three to four years. It is necessary to obtain support from a competent design office in this area, with the cost of this support being around €140,000. »

“Before launching the bidding process, explained by Jean-Christophe Arluison, we need to make specifications including all the elements that affect the PLU. We will enter into a contract with the CAUE and sign an agreement to produce the specifications with the aim of starting this research work at the end of 2024.”

“The file is very complex”

“With the various other laws and regulations, such as the Climate and Sustainability Law by the ZAN (artificial zero net), the file is very complex, putting pressure on the mayor. It shows a lot of uncertainty. What does tomorrow’s urban planning look like? The trend that is emerging today is that land that is not currently buildable will remain so. And we are talking about making a 60% construction, only in urban renewal. »
